Keeping your roof clean is an important part of owning a property. Whether you own a home or a business, we suggest getting your roof cleaned annually or bi-annually.
With all the mildew, algae and mold growth that Florida's humidity produces, it can be hard to keep a roof looking its best. Beyond appearances, letting contaminants build up can reduce the life span of your roofing materials by years, and no one wants to deal with a leaking roof, especially one that could have been prevented.
That's why we use low-pressure roof cleaning. We soft wash your roof and get it looking new again, without the damage that high-pressure blasting can cause to tile and shingle.
How we clean it
We don't use high pressure on roofs. A cleaning solution is applied at low pressure to kill algae, mildew and moss, then the roof is rinsed at low pressure. On tile, this lifts black streaks without forcing water under the tiles or chipping them.
Before starting, plants and landscaping near the roofline are wetted and covered where needed, and they're rinsed again afterward, because runoff left sitting on plants can harm them.
Concrete tile, clay tile, asphalt shingle and metal roofs each get the solution strength and approach that suits the material.

What to expect
Black streaks and green growth usually lighten right away, and some staining keeps fading over the following days as dead growth washes off in the rain. Roof cleaning won't repair cracked or broken tiles, worn shingles or leaks; those need a roofer.
Why it's worth doing right
On asphalt shingles, black streaks are usually an algae called Gloeocapsa magma; on tile roofs, algae, mold and mildew cause similar dark staining. Left alone, growth holds moisture against the roof and can shorten the life of roofing materials. Low-pressure cleaning removes it without the force that can crack tiles or strip shingle granules, which is why roofing industry guidance generally advises against pressure washing roofs.
Common questions
Roof Soft Wash FAQ
Will pressure washing crack my roof tiles?
High-pressure washing can, which is exactly why we don't use it on roofs. Soft washing uses low pressure and a cleaning solution instead of force, so tiles and shingles aren't at risk the way they would be with a standard pressure washer.
How often does a roof need to be cleaned?
In Coral Springs' humidity, most roofs benefit from a soft wash every 12 to 24 months. Roofs shaded by trees or facing north tend to need it on the more frequent end of that range.
What is the right way to clean a tile roof?
Soft washing. A cleaning solution is applied at low pressure to kill algae and mildew, then rinsed at low pressure. High-pressure washing can crack or chip tiles and force water underneath them, so it isn't recommended for tile roofs.
