Unlike conventional pressure cleaning, which only uses water to blast grime off your siding, soft washing uses specially formulated cleaning agents applied at low pressure to clean your home.

The cleaning solution kills algae and mildew instead of only rinsing them off the surface, so growth generally takes longer to come back than it would after a plain pressure rinse. How long depends on shade, sprinklers and nearby trees. It also avoids the high pressure that can strip paint and damage stucco.

We adjust pressure and chemical mix to your home's specific siding, whether that's stucco, vinyl, wood or painted block.

How we clean it

A cleaning solution is applied at low pressure, left to work on the algae, mildew and dirt for a few minutes, then rinsed off thoroughly with low-pressure water.

The solution strength is adjusted to the surface and how heavy the growth is. Plants near the house are wetted before and rinsed after so the solution doesn't sit on them. Not sure whether your home needs soft washing or pressure washing? See soft wash vs. pressure wash.

What to expect

Soft washing removes algae, mildew, dirt and cobwebs. It won't restore faded or chalky paint, repair cracked stucco, or remove rust and irrigation stains, which need separate stain treatment. If paint is already failing, a clean wall can make that wear easier to see.

Why it's worth doing right

Algae and mold on siding aren't just cosmetic. Left alone, they hold moisture against the surface, which can accelerate paint failure and, on stucco, contribute to cracking over time. Because soft washing kills growth at the root instead of just knocking it loose, a soft-washed home also tends to stay cleaner noticeably longer than one that's only been rinsed with a pressure washer.

Common questions

House Washing FAQ

Is soft washing safe for my paint?

Yes. Soft washing uses low water pressure with a cleaning solution formulated for exterior surfaces, which is gentler on paint than a high-pressure rinse. Paint that is already peeling can still lose loose flakes, so it's worth pointing out any problem areas before we start.

How long will my house stay clean after a soft wash?

It varies. Many South Florida homes stay visibly clean for one to two years after a soft wash. Shaded walls and walls hit by sprinklers usually get dirty again sooner.
